Any insight would be appreciated. there is no such thing as better climate, residential cap rate could only decrease because home price is going up, the difference is where it's going up faster or slower or normalized.

Another place is a 'little' slower than last year at this point and was down a little over '22.So it depends entirely on your location and to a much lesser extent, the economy.My feeling is that this slowdown will continue for a while and wash out all the people who got in because it was the 'cool thing to do'.
