@Ricky StaffordCould be minor--repair the walls, spray paint the house, slap down some new floor covering and repair the siding and it might be good to go if the plumbing and electrical are working.

I would recommend Salt Lake City -- you can find some pretty spiffy rent rates/price ratios and the lifestyle benefits if you ever end up living in it would be pretty attractive :) Oh, and the other thing . . . appreciation is strong in Utah, and several of the SLC submarkets that have the most favorable rent/price ratio are perhaps the most primed for outsized appreciation in the next 1-5 years.

It is a much higher price point but it is a big equity play for us since we know a lot of tech jobs are moving to Lehi as well.I am honestly not very bullish on Salt lake at the moment.
