how and when to use a real estate agent???
4 July 2015 | 2 replies
From what I understand, the standard commission for agents are 6% of the final purchase price. 1.5% goes to the buyer's agent, 1.5% goes to the seller's agent, and 1.5% goes to each of their respective agencies.

If you have a respectable amount of cash on hand, I suggest seeking owner-financing deals that will enable you to get : a property, experience & you can negotiate a deal to pay a balloon through a conventional loan in a set time frame once you are able to qualify for a loan.

Does this make sense (house hacking & partner)
1 July 2015 | 0 replies
Hi all,Is it possible to have a partner go in on a househacking arrangement to allow for homeowner financing on a duplex type property while still arranging for financial protection legally for a partner investor that doesn't have title to the property.I know that you'd have to have someone tied to the property personally to qualify for FHA terms and things of that nature but are there agreements that can be drawn up with respect to divvying up cash flow coming from the property?

Non-Metered Utilities for Potential Apartment Purchase
6 July 2015 | 5 replies
You can get some of this information of the HUD web site where they calculate the reduction in subsidy amount based on what the tenant pays directly vs. what the landlord pays.Assuming there is a panel in each unit, separately metering that may be possible but again, would not be cheap to set up.With respect to individually metering of all utilities, it is obviously much preferable, but not always pragmatic.
