If you are going to micromanage it (and there is nothing wrong with that, if it's your business model), then having a property manager do the work first is a waste of time, resources and money.

Yes - Fannie will treat the number of properties per the above guide - as long as the underwriter is agreeing that this is your primary residence.That can be somewhat of a subjective thing.

There are not a great number of books, blogs, or articles that will guide you to be able to handle notes on your own, There are a number of webinars and podcasts that help but a true commitment to note investing requires a little more unconventional application of interest.
