The age of the home is not as important as the age of the major components of the home, the roof, plumbing system, electrical system, age of paint and other building materials that may have lead or asbestos, variable expenses can creep up and kill an investment.

How much would it rent as is (with cosmetic things-paint, perhaps new hardware, fix what needs to be fixed) and how much would it rent for with the renos...and what would those renos cost.The biggest thing in deciding to do major renos is are you going to get your money back and what does it add to the property.
