I don't care how good the returns look on paper, I always tell my clients that if they won't let the appraiser in and the inspector in to look at the property, then that is a red flag and don't even buy the property because the tenant is telegraphing to you how much of a pain they are.Just my 2 cents.Â

There are a lot of compliance items, including reporting, inspections, racial quotas, low-income employee quotas, requiring tax returns of low-income contractors, affirmative marketing requirements, evictions only for repeated violations and good cause, no waiver of jury trials, environmental oversight, etc.A lot of these local and federal compliance requirements are a real pain.Â

Also, California tenant laws are not the most friendly to landlords, so it could be a pain to get the tenant to move if they don't feel like cooperating. Â
