One letter stating Breach of Lease, and list all the things to include late rent.Another letter of Notice to Vacate at the end of their lease as you will not be renewing.Next time they're late, IMMEDIATELY file for whatever the first step of eviction is in your property's county.They're trying to boss you around and intimidate you.Stop answering their texts or calls so late at night.Value your time more than going to pick up the rent in person at some crazy hour of the night.
