No offense but I assume you don't have any loss prevention training or experience, and I assume you won't want to take on liability if something in my house does go missing while you show it. 

There is the fuel source (oil/gas) which you mentioned but also the type of system (hot water baseboard, steam, forced air) all of which have their advantages/disadvantages which might influence your thinking. 

Moving out of state or changing jobs does not prevent your wages and bank account from getting garnished, the best the tenant could hope for is to physically hide from you.

This prevents the owner from coming back two months after lease renewal and telling us he wants to sell or move his son into the house.I give the tenant their options to renew for an additional year, convert to a month-to-month with a rate increase, or move out.

You can always not take it or quit if it's really preventing your dreams.  

What if you could measure air temperature every 10 seconds to minimize heating and cooling costs?

Well, my husband and I have opposite fears here:He fears that locking our capital into this deal will prevent us from getting a better property (better cashflow and forced appreciation opportunity).My fear is due to the SA market (houses are selling extremely quickly, for over list price, and we aren't even in the spring/summer season yet where we'll be competing with even more buyers).

I believe I can use call block to prevent my phone number from coming up as well if need be.
