@Michael Bacile  As mentioned above, get pre-approved with a lender in your state, and get an accurate rate quote for your situation. 

They would fund 100% of the acquisition and improvement costs with a line of credit on investment properties that are paid off.

The returns I quoted net to keep the numbers simple, so the percentages are with hoa paid off.

I paid cash for the property and i would like to get my money out to do it again but I am thinking of just walking away from this lender.

We paid around a thousand for all of last year but our accountant moved to another company and we do not get along with the others there so we want to move on.  

Perhaps higher-paid employees would like to buy rentals and rent primarily to other families in their company.I have a staff list with many work phone numbers and work e-mails for both companies, so I can cold call and e-mail individuals directly.
