Specifically what they told me is this (I kept the email):How does the mortgage factors into the distribution and tax forms - We simply disburse the property to you personally, with the value stated on the appraisal, we suggest you talk to your tax advisor regarding the tax formsI have a copy of the distribution form that I signed and they provided, but again I talked to them on the phone and they were clear that 2b accounted for the mortgage.

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

If it needs primer etcI use a google phone/email and collect names of handyman and painters etc. they bid and the serious ones come out to see the jobI take the medium priced bid. too low and it might not be the best work, too high and they do not really want the job.Lately been dealing with bids for electricians and it is hard to bid that and getting $500 per hour bids, crazy.So be specific and fair and you should find some good canidatesThe other thing is I do alot of my own research and factor in how much time it should take and the materials [or bid that you cover materials seperatley etc] - Youtube and forums for various subjects give you just enough info on what to do and look for.

After a few months he must of told his friend that the house was empty (and I was out of state) and gave then the key he stole.Apparently they've been there for 3 months or so and I was able to get her phone number and was trying to be nice and give her the chance to leave willingly before involving police/court.

ZERO risk to investor and all was already covered during our 60min call).9) Investor never sends the deposit.10) Investor doesn't reply to follow up emails, txt's or phone calls.11) Investor rudely tells my assistant to remove him from the list and hangs up on her.There you have it folks.Another day in the office and again just one instance out of hundreds that I could write 13 books on what we have experienced since 2014.I guess the lesson is that we all need to be "Kings that cry poor".It seems like nobody is happy, if you're happy and nobody wants you to do well and make money.Everyone seems to want the best deal possible for the lowest price possible even if that comes at the detriment to someone else.I'm exaggerating but from a philosophical standpoint, human nature is to feel "more accomplished" and "more satisfied" when knowing someone else pulled out the shorter straw.It took me many years of self reflection to master this internal concept of "understanding, empathy and compassion" toward others...Would love your thoughts on the above?
