@Jessica Zolotorofe  that what I thought but its not the case in Indiana.. there is no liquidated damages in the RMLS forms.. and they can and will sue you to perform... on 3 homes we had in contract.. my agent and the seller got in a twist ..

You can compare the NPV of a million dollar portfolio of cheap buy and holds versus mid-range buy and holds and mid range will almost always perform better when you calculate in transaction fees, appreciation, and increasing equity; not to mention the increased cost of cheap properties with maintenance and management.
