Now that Podio has made it so that you have to effectively pay $120 per month for Globiflow, what are people doing to automate their marketing?

I've asked a number of the major consultants and research people whether such evidence exists, and they all say, 'no!'"

It's to help people learn and share their journey in real estate. whether you are a broker, agent, or investor etc.

The best deals that I find are in my backyard and coming from people that I know and they know that I do flips, want remodels, etc.

I feel the time is good since theirs fear and people are hesitant because of rates not dropping, thus giving me a opportunity to make this move. 

Hybrid's make as much sense as your post does to most people

I would suggest talking to other people flipping properties in the area and ask them for recommendations on investor friendly contractors. 

We feel very confident in our underwriting, but given the jump that we made from SFH to an apartment building, we want to ensure we're not missing steps in our DD/inspection plan.Here's our current plan:1) Have a general inspector complete a Property Condition Assessment.2) Have specialists complete an evaluation of the roof, electrical, foundation, and heat source (2 steam boilers).3) Review financials, all leases, existing service contracts, rent roll, tax assessment, rental certificate, and 12 months of work orders.Here's what I'm not sure about:1) Are there DD items (specifically those that we would request from the seller) that are not captured within #3 above that we should be requesting?

Both construction and eventual casino I would imagine bring more people to the area.
