We had gifting done within our family and had a good tax attorney to handle the strategy and paperwork.

But I don't remember them asking for any other paperwork about the LLC, but I've also been doing this over 15 years, so maybe they asked for something at first about the LLC, and I've forgotten over time.And when you're getting a mortgage from a bank for an LLC, the bank will verify thru a certificate of organization and an operating agreement, if the person applying for the loan, has the authority in the LLC to contract/borrower money/transfer real estate in the name of the LLC.

Just for the sake of more tax filing paperwork..Non-arms length transactions are NOT prohibited from my understanding. 

Now I can reinvest this money into other properties.Problem:The banker was slow in doing paperwork and I kept on him (like asking him many times to send an appraiser out, etc...I was polite but straightforward).

They need to fill out a bunch of paperwork and don't get paid till the project is complete.

The only challenges have been dealing with the current seller not being the most organzied with his paperwork in terms of leases + addendums.

And before we got the home, someone had done foundation work, but we have no paper work to certify that it was done correctly, the engineering report was given to them, certifying the foundation supports the home, but people wanted a full warranty for the repairs, of which we still don’t have.

We got in contact with the mortgage company and they said they would either do an assumption or refinance and they could send paperwork.

We bought recently bought a house in Florida and realized the sellers agent didn’t include the paperwork to transfer the HOA to us.
