Seller has offered to demo and build the 1st floor into residential, sale price would increase obviously. 

Could you possibly offer to purchase the home, asking the seller/s to finance the down payment? 

I don't know of any mortgage where you can reduce your principle down by that much over 2 years!

Im focused mostly on the permanent financing part of the equation and dont currently offer hard money/ABL lending products, but I'm more than happy to connect you with everyone.
