In the long run a cash out is normally the better choice and in your situation it could potentially lower your current payment even though you are taking money out.

In that case, yes, you will need to pay the tenant.I'm actually hoping this law goes into effect because as of today CAR negotiated it down to just one month maximum payment.

We normally give them a name based on it's looks/vibe, but if nothing is really unique-- we do street names, and then if we own multiple on a street-- we call it by the tenants name.

I believe there's plenty of opportunity in those areas, as well as areas a few hours west of NYC(NJ and PA) and northeast of the city(CT for example.)Being able to reach your property by car is superior to having to book a flight, IMHO.
