Kentucky has no cap on deposits so I also add an additional $600 to the general refundable deposit to give me extra room if there are damages but I’ve never needed it for pet damage.

Perhaps that's a sign that they weren't just looking for an upfront fee from me and they're legit, but I can't be sure.For those who were asking, the terms were 10% and anywhere between 5-10 points, which we didn't get far enough to nail down.

If your a CAP RATE sort of person I average an 11% CAP on these properties and think that 10% is still very viable here.I hope this information is helpful to anyone who wants to factually compare the markets before diving into one.Cheers!
