the memorandums we recorded were just that we did not record the entire option agreement, so no one knew the terms. on the one big one we have when we had a national developer looking at it last year we had to provide the actual option agreement for their legal team as they were looking to cash us out and step into the option. 

renewal at x amount, or 30 days notice resulting in last day of occupancy on x date. 

In the last 6 months most appraisals everywhere were missing the mark. 

There has been plenty of supply for investors in the DFW market for years, probably the last 15 at least.
