When there is rain mixed with heavy snow melt the sewers in my town will back up putting water in my unfinished cellar once in a great while.

During a heavy rain the water overwhelmed the sewer system and flooded a number of properties at the low end of the street.

Not sure how many major rain events you get in Oklahoma, but if its one of those several inch per hour types, I bet you have several inches of standing water on that roof.

Anchorage is pretty but more like any other lower 48 city and it rains a lot there. 

This is not a value judgement on these breeds or their owners. 

So make your own judgement if you still want to hire them as your PM for your properties.

If the landlord wants to avoid court and a judgement against him, I would return the full deposit and call it a lesson learned.

They are built to the same building IBC regs and are often built under shelter and avoid OSB getting rained on etc.

Never been there for a "rain check tour" I actually think it should be mandatory for a person near class B to go thru FSS and Center and take a tour of a tower before getting their license.
