Last time I checked, New Jersey is not a community property state, so your spousal owned LLC is now a partnership (unless you elected to be treated as a corporation).  

The ideal area would be close to express stops along the MTA subways, LIRR, Jersey Transit, Metro North (i.e. decent commute times into the city).Can anyone suggest geographic areas with potential and reasonable value that would be good a good fit?

I let him know that I am starting to network with folks in REI who might be interested.So, he gives me the number of his realtor.I call her, asking "Hey, if I could get someone from Jersey or PA or NY to close on the property, would you be interest in say, tossing over a finder's fee?"

I live in Jersey City and my partner @Brian Jackson and I have just started our flipping business.  

I just don't think investing in the NY market is going to be doable for me, and I am thinking of looking in the areas surrounding NY (Jersey, PA, etc).

I have been going back and forth about whether to invest down in south jersey 1) because I plan to hold on to my properties for a long time 2) because long term I don't know if I would like to live in South Jersey (there are a number of community and other business ventures that i'm tied to in Northern NJ).
