@Jon R GimbleThat does not work, unless the LLC the IRA is lending to has nothing whatsoever to do with the IRA account holder.Your IRA cannot transact with, lend to, or otherwise interact with you, lineal family, or an entity like a business or trust where you or lineal family have control.

Other common methods are as one you discussed is MLS listings, direct mailing, bandit signs, driving for dollars, and sometimes you have a deal that gets crossed by you by other people you know.Good idea for you is too start interacting more and making personable connections with all people in the real estate niche.

The screening service I've chosen (RentPrep.com) does not require any input or interaction from the prospective tenant at all.I've actually just started screening my first tenants, and so far, the process is working well.Good luck!

I realize every deal is different.I've also run across several different scenarios and would like your opinion:1. lending to a small lending company where they handle all interactions with the rehabber and I do not get a deed of trust and monthly interest2. lending to another smaller company (again they handle the entire rehab), I do get deed of trust, higher interest, but interest is paid out at the sale of the house3. a local private placement fund (lowest interest of the 3).In cases 1-2, I get to see the property, case 3 not so much.

What i realized is a very effective way of doing this is having an IVR set up "interactive voicemail" where when the seller calls in the call automatically goes to lengthy voicemail explaining what we are looking for and giving the the option to a) leave a message regarding the property they want to sellb) connect to someone live to discuss the property c) be added to your buyers list4.
