BP Community:Looking for HVAC contractor in St.Louis (In the city - converting from boiler to forced air and AC).

@Elizabeth ColegroveAgreed completely the whole part of me putting the "THINKING" comment in there was becuase they dont like you to think in terms of why are we doing this and how come we don't try this to improve on it or whenever somebody thinks of a process of doing things its shot down before it has the chance to show its real value.

Is that because you didn't want to go to all that rehab effort AGAIN, for a (mere) $44.5k improved value, if you had to spend that extra $25k to get there?

Zillow seems to have some more feed gremlins lately, others are complaining as well.In the end, it does not matter what you bought a property for as long as you have made improvements that added value.

If it is really bad, honor the existing lease and give them notice that you won't be renewing (need to make improvements, raising rents, etc.).  

Case in point, the travel industry and specifically, air travel.

While Penn State and Mercyhurst have some decent neighborhoods for housing, Gannon is in the middle of the city which gives more opportunity for community life and activities.In the past 10 years, Nick Scott (the main owner of most things) has done a lot to improve on things.  

I could put 20% down but will leave little to no room for improvements/work that needs to be done.My questions is, can I put 5% down  on a fannie loan, use my remaining cash to upgrade/rehab the property and refinance in 1-2 years for an increased value, ideally 20% higher and then eliminate PMI based on the new higher assessed value?
