That is a good piece of info to know.

There is rusty water filling this hole and it is very slowly leaking over the edge of the hole,  across the lid to the nearest edge and running down the back of the water heater in a tiny stream about the width of a piece of string.

Am I close here or am I missing some major pieces?

Take that to a local window/glass manufacturer and they will remove the broken glass and replace with a new piece.

@Andy WhitcombI would say out of the 75 stages we have done in the last 2 years, probably 10 buyers have wanted to purchase some pieces of furniture.

 $95k a piece, all next door to one another.  2 are identical houses, each side having 2 bedrooms.  

I just need some help understanding how it all gets pieced together in a legitimate deal.
