You will need to build relationships with the local investors to start.

5.1% is not high in my area. i recently got 4.5% but that's because i have good credit and a good relationship with the banker.  

I have contacted several lenders, many of whom where of no help; however, I have began a relationship with a lender out of Portland, OR.

I ended up placing those loans elsewhereBut lastly I find it humorous  that some of the responses are ( Hey the rate was 6% or 7% that is highway robbery) these are obviously post from those who have short lives in RE investing.. 6 to 7% fixed non recourse financing historically is fabulous .

@Sarah MillerI'm from MA and funded my first flip recently with a HML that we are hopefully closing on this week or next : ) that being said, he's not sketchy at all, actually, I've grown to have a great relationship with him over these past few months.

This is where you will build the relationships necessary to help propel you forward and allow you to learn while you earn. 

Also I am hopefully building long term relationships to possibly fund other deals in the future and or just have a friend in case.

Some have trillions of deposits annually.If you want more personal service a smaller bank that thrives on the relationship might be more willing to help.Big banks I have just never had the best luck with.
