As a Canadian investor I've been limited to working with some banks that take into consideration my Canadian financial history such as TD Bank.

The first family's pets are a consideration. 

Up front costs are an important consideration, but if you can afford it it should save you money later.

Any complainant could file on someone advertising themselves to be a "wholesaler" stating that person is using contracts to subvert licensing laws (regardless of the amount of consideration).

I'd suggest you look at 2-4 unit properties in citrus heights, Carmichael, or fair oaks.  

As far as the high schools, I'd be comfortable sending my kids to Kentridge, Kentwood or Kentlake so I usually take that into consideration when thinking about buying properties.

While the average median networth may have dropped considerably over the past few years, I'd be willing to bet that the average networth has not.If you're rich, you probably lost a considerable amount of networth back in 2007-2008.

Most of the multifamily units that I've seen are in C- or lower areas of town so that's something to take into consideration.

For the last two years we've seen local restaurants closed 1-2 days a week - even at the height of tourist season - for the first time in history.

Other important considerations are location, the separation of the units, and the condition of the house.
