I'd find a lender that can do deals with brand new companies and do not require seasoning, if you choose to go that route. 

Although I agree that most wholesaling out there is sketchy.

Otherwise, I'd say a DSCR cash out refi, then a HELOC.

Personally I’d have them start saving up and get traditional financing and pay you off.

I’d stay the course especially if it’s a nice unit.

And that I’d be “out of the mix” Is this customary?

Will defiantly use some of those, although most parties (who got used to the remote/ virtual way) will mostly use emails...I hope the SAFE protocol will catch up with the need.
