He is horrible at math but does a fantastic job at the few geometric equations he uses over and over again.Also, keep in mind you wont be a room full of investors scrambling to do math equations and the first one to complete gets to make the offer.

It's a whole lot slower moving than LA, and industry is more concentrated.Just make sure you're buying in a decent area, and if you leave yourself some room for rents and valuations to go down you should be fine.

Market price is usually 1.2 to 1.5 above EvaluationAsked Price = 620,000 (I believe it is too high since the lack of tenants)Nice Area, well located, high rental demand.8 x 1Bed Room units out of which only 2/8 are rented (!!)

Any input would be appreciated.I like the Fairmount / Francsiville 19130 area as it seems like a mix of families and yuppies but seems to have plenty of room for growth.

I called the County and there seem to be not permits for the unfinished large room, bathroom and laundry room on the ground level, but for a new slab and underground plumbing from 2005.We are thinking of buying the house and creating a studio on the ground floor and renting it out to a tenant.We have never dealt with permits, and we would probably hire a licensed contractor for the electricity, plumbing, heating, floors, walls and windows, but would do the rest ourselves.

Upstairs was damaged by fire, fire started in master bedroom and was contained to that room but smoke damage effected the entire upstairs.
