I don't really have a support system (hence i've been on my own since age 14) so I go out seeking opportunities on my own, and calling various people for advice. 

A lease option would give them the opportunity to lock in a property price, and give them 3 to 5 years to work on their credit.

In an area of rising rents and everything else staying stable, by definition, operating expense ratios will decrease.From all the non-residential commercial investment opportunities I have reviewed, expenses seem to hover in the ~25-35% range.

There are no tail winds to speak of to carry you through bad decisions, but good cash flow opportunities exist.  

My dorsal fin is circling around the Daytona area for another "opportunity" as I do think there is quite a bit of upside available to that market.

I have an opportunity to purchase a warehouse that looks pretty strong based on the numbers and rent roll I've been given by the current owner.

I will keep u in mind for future opportunities.

But I got thinking and...if I keep waiting opportunities will pass me by.

@Thadeous LarkinIMO it makes more sense to have you capital/financing lined up first, then you find the best opportunity you can find asap that meets your minimum criteria. 

But under the new TCJA (Tax Reform) there is opportunity to roll gains from stock into what is called “designated opportunity zones.”
