How many times will they visit, etc? 

For those who’ve purchased their first vacation rental in the Destin or Panama City Beach area (or surrounding areas, too), what’s one thing you wish you’d known beforehand?

Single-family residence buy & hold investment in Wilmington.

Single Family Residence that is already cash flowing. Has a high potential of appreciation.

I've only had a few evictions from tenants I placed and that was earlier on in my R.E. career.I have one inherited tenant I've sued three times over the past year.

There were 3 rate cuts of 0.25% and mortgage rates actually moved HIGHER during that time.

Soon purchasing my first commercial property, I am looking at multi-tenant NNN industrial or retail.

That said there does seem to be a good balance because you don't really notice which homes are the STRs unless you look for them (most of the time). 

We are now moving into our second home and renting out our first property.

Now is the time as my wife and I have further discussed short term rentals and such recently.

Specifically i found that we had to coordinate keys, the seller move out, the closing times, wiring instructions, and various other little details to get the deal done... being this was our first one, it was unclear who communicates all of these as there was obviously no agents or brokers involved.
