If you pay them diret and hint to them the comps you suggest because you're trying to come in lower, then they are more likely to do that.To me, I would just use a couple of low end sold comps and call it a day. 

OOS investing is not as easy as advertised, and if you pick a market thousands of miles away based solely on numbers it may be tough to build a network and get started.

You run into alot of $$ in that alone - regardless of what you build.Also depending on your business, you may want to check local zoning before buying land.

@Malcomb Stapel one other thing about depreciation is that it is not optional. 

I have 8 years under my belt with re investing and 10 doors to show for it, all in california!

Avoid personal use of the property, as it can limit deductions, and be careful to correctly classify repairs versus capital improvements, as improvements must be depreciated.
