But, it is really hard to tell how this is going to play out but I feel it will take 12 to 24 months to really understand how this will affect the industry.

I feel that I have more control with real estate: picking the location, the property, contractors, property manager, can value add with adding a room, kitchen/bathroom upgrades, etc.

It is definitely possible to get a fix & flip/hold purchase loan on something like this but on a conversion such as this one you will definitely need a contractor or some subs for the experience factor and all-star credit so lender can feel confident that the project can be completed.
