Not sure on the niche I want to go after....Though recently I have given two leads (a flex space and a strip shopping center 8 units) away to a commercial agent because I didn't know how to analyze it.

It has a mix of cash flow and appreciation, average multifamily around $180k. https://www.noradarealestate.c...We are starting to see Dayton boom as well, due to huge investors and corporations like Intel choosing to set up shop in these areas.

Also for the tenants they can go to power to choose which is an online marketplace to shop for the best electric rate and company with reviews, and cost. 

Here are my thoughts when I go campground shopping, apologies if you know any of this already, but thought it could be handy for you (or anyone investigating RV parks, resort places, etc.). 

I spend time online shopping at Walmart.com, Kohls, Wayfair and Amazon, checking prices and Walmart usually has the best deals on beds, amazon on mattresses that can be shipped directly to the property.

Main roads and busy shopping centers work for me.Since you are marketing for motivated sellers and you plan to wholesale the properties you don't want to put the signs up in the upscale areas... won't be wholesaling too many expensive houses.

Retail fills up much faster in my market.Office economy goes down they down size to warehouse space, move to office in house, or renegotiate the lease to take less space and do more commute work for themselves and employees,etc.I like retail because certain types of businesses NEED the storefront to drive sales on a daily basis mainly experiential type tenants and more internet resistant where consumers cannot conduct business online.Example a karate school where you go workout versus a vitamin shop where you can find a cheaper company online to order from and ship to your house or business.Office for medical can be strong.

Shop around but duediligence and consider building your own team if that meets your needs.

My state just regulated short term loans and as a result, every pay day lender closed shop.
