I think I can manage doing the property management on my own (and it seems pretty exciting), so that along with the potential for higher ROI is why I’m interested in it.Is it possible to time the real-estate market?

I often find the Cities to be pretty helpful and knowledgeable regarding what is possible.

I can't give exact numbers but I know they did pretty well on this one.

@Yousef Samy the cost of staging varies but it's safe to say a couple thousand is pretty standard. 6% realtor commission.

(rents are increasing in the area, but we are heading into fall/winter where the tenant pool is lower) Assume that you would get pretty much all your money out on the refi.

The inspection process for an FHA loan is more strict, but the loan process in general is pretty similar to a conventional.

It was a little hard to see because the tenants that are there kept their units pretty messy.When talking to the selling agent, the seller wanted to cash out and retire.   

I think it is quite possible that it would dehumidify a larger area but for the walls, but ofcourse who knows for sure.I have no idea on the install price because we got the house when an aunt died and she had it done way back right after hurricane Irene flooded the whole basement, but there wasn't a choice on pro install because a hole had to be cut into the foundation as there was no window, I have a feeling if a venting spot existed it would be a pretty easy diy project.

Maybe once you become seasoned, you can gauge it pretty well, but how does a new investor estimate what the property is worth, or do you just go by what the ask price of the property is?
