The serious players were there.I think Property Radar and incrediblely high-value resource.

In REI it is all about the numbers, not solely, but it is a dominant aspect.

Hey Nick,I would network the heck out my local meetup groups and find folks who are doing deals in various niches, what's working, who are the key players, etc.  

Learn values, market rents, NOI, financing and the players in your market place.

Personally I think the greatest confirmation bias question is going to be how the heck a hockey player ever ended up living in Naples Florida :)  I've spent winters in Hockeytown USA (Warroad MN) and it didn't look like Naples!  

And in truth, I have to acknowledge that although Dodd Frank and CFPB swings WAY too far on the side of regulation, it was BAD BEHAVIOR by major players in the home mortgage industry that gave justification to the pro regulation lobby.

It's my understanding most of the real players are set up this way or very similarly.
