For the single family zoning question, you could do separate leases but may run into trouble with the city if it is discovered that you are renting an improperly zoned multifamily.

I also like Wylie, others that I have on my list are CenterGrove inspections (he is an investor himself - so he gets it), Markham Inspectors (father/son team that is very fast and thorough), and I have another one that is so good that I like to keep him secret and busy myself with my clients :)  Thank you for asking here and not going out on YELP or one of those services -- there is a big difference between an investor inspector and a homeowner inspector.
