I think what you are describing is where it was added on to wrong.

As an investor, I view this as all falling in the risk:reward spectrum.  

Is this in the mountains or have a great view? 

If you know enough to describe the job to a contractor to get a remotely accurate bid, you know what the bid will be.

Look at the satellite view of the airport and runways in relation to your target.

We expect STR rent between $12k to $15k per month.The finished product will be an open layout, 5 BR, 2.75 bathroom home with beautiful, rehabbed pool, and with a deck with a view. 

It's a hot young professional town, so I'm not worried about a ton of damage each turnover.I'm reading Brandon Turner's 'How to Manage Rentals' book and read something interesting.... he described the security deposit as an "incentive to maintain the property".
