Hi Tami, There is certainly demand for baby boomer housing in FL. 2 beds for that demographic makes sense, especially if it's a second/vacation home. 

Would notes on 25yr amortise 13percent have any demand on the market?

I'm sure that for a period of time it'll have an impact on the demand for all the existing units within range of the new building's rent range.

In general, I have never really understood why the 85 corridor is not more in demand, but the money definitely flows to the 77 side, partly because of the lake.  

That, and I think overall as a nation, there is a huge shortage of talented engineers, so demand is very strong right now...

Now, when you say he left this weekend, hopefully, I believe (not a lawyer, no legal advice) that means, however unlikely, that he could still demand access to the unit until lease end date unless you actually perform eviction proceedings, even if he owes you rent.
