Things look rosy now but you can't even drive by the property to check on the lawn or see if there's three cars on blocks in the back yard.

This time in the world is actually deeply motivating me to start investing and networking to create more of an affordable market for locals here in Hawaii... which mind you will bring lots of road blocks as unions start putting their hands out for a piece of the profits!

What do you think your biggest road block is to get going?

A recent storm caused some inside damage to my rental property. 

As of this writing, the maximum payout for flood damage is $250,000. 

Our properties have no icemakers or garbage disposals because they're notorious problems and can also do great damage.

Make this as simple as possible on yourself and the tenant, take pictures/videos of all damages, hording.

In my market (New Orleans) comps change block to block so you can't just use 0.5 miles, you need to draw a shape around that tight little neighborhood.

I make sure the tenants provides animal insurance to cover bites or damage to the unit.

Point 3 umm it litterally changes by the block so that's tough to say.
