The net of this was I ended up offering another $5k to bring me up to $150 "take it or leave it" under the threat of the seller walking, which I highly doubted as they needed all proceeds to close on another property they were under agreement on.Bottom line is $150 was accepted in the 11th hour (pretty close to what time I got a signed extension on the appraisal addendum back as it was expiring the day I made the $150k offer), the downstairs unit is listed and being shown, upstairs is being served notice next week and the property  will be "officially" mine Monday!

I recently had a broker send me materials on a property that were at 50% occupancy because the need for major capex made half of the units unlivable.

I have been a realtor since 2005 however, it made no sense for my husband and I to pay all those extra fees, separately.

I actually emailed their customer service to ask how they make any money if this service is free...seems to good to be true. 

So what's the best way to handle this...do you bring a bunch of Cashier's Checks made out to different amounts or once your bid is accepted do you go to the nearest  bank for a check in the specific amount?

Just this year, Bill Nye the Science Guy made a bold statement saying that the “greatest generation” has arrived.

I made some money selling items, but in the end had a LOT of things to deal with. 2 30 yard dumpsters, 2-3 dump runs filling a truck, and now have a couple tables, dressers, couch and such littering my storage trailer and at my house.

@Martin ZagrzejewskiWhile you are technically correct, the additional requirements and considerable risk made it very impracticable to do so. 

My first thought was a flip, but from what I could see in the property, no improvements have been made.
