-AND- stuff to cook and eat! 

Hey Guys, I'm 21 years currently living in Israel (the middle-east) and I want to move back to the US to work and Invest in R.E.I've read many books and took a r.e class here in Israel and i feel ready to move to the US in a few months.

Normally, a broker would ask what cap rate you are seeking, or better yet, they want to hear a strict criteria: # of units, purchase price, type of class.

Books, classes, inexpensive courses, that type of stuff. 

From class of property, to location, to renovation and how properties are managed, the only thing that is common between most turnkey properties is that someone bought it and they are now selling it!

Many classes will be going online this fall, so that's going to effect vacancy rates for student rentals.

Start taking your continuing education classes now... your schedule may not be that busy so start fitting them in to learn, connect with others, get to know people, and start knocking off those required classes when you have the time because time flies and you're going to get really busy.Things will start rolling for you soon.

The net operating income does not change in relation to the cap rate the CAP Rate changes as a reflection of the type location, class of the property etc.

I would also consider not investing all the money in just real estate personally, or if you must then perhaps split it up between debt notes, commercial REITs and other real estate investment classes on top of your actual real property investments.  

This discussion is really geared towards Cook County investors, but any advice is welcomed.Cook County recently passed The Just Housing Ordinance.
