You may be the first.That being said, tucking it in a door, putting it THROUGH a mail slot that is actually cut in the door, or putting it in their newspaper delivery box is more effective than using a mailbox and doesn't break any laws.However, hand delivery is very time consuming and expensive and probably not incrementally that much better than a mailing.

I can do all these things but I just don't have the time for these type of tasks anymore.Currently I manage 36 units, have a part-time job, and do volunteer work on the weekend.The most time consuming thing is getting a new tenant.

@Rick Pozos excellent ideas for lender verification although pretty time consuming unless you can simply ask your title plant or customer service rep at your title company to pull the info..

Those are subject to the 10 mortgage limit rule and other consumer regulations.That's a loan in your name, not an LLC.Commercial loans are commonly 15-20 years max, with the rare exception of a 30 year offering.
