I then did the rehab myself, working nearly every day in January, including weekends to get the property ready to rent.I use the term rehab fairly loosely in this case, because the rehab consisted of interior paint throughout, new carpet, fixing some plaster walls, new appliances, some minor DIY plumbing and electrical, and basica cleaning.

My part in this, is when an investor would like us to get them these listings, I start a file that is ready with all of their information such as credit reports, bank statements, 1003s everything ready to go so when they find the property my file is ready to move fast and send to our hard money lender.Does anyone know of any Hard Money lenders that lend at less than 18% interest and can close in 24 hours?!

The mortgage company will pull your FICO on their own so you're just wasting time if you try to bring a credit report with you.When you get the pre-approval letter it will give you a dollar amount that they will lend to you.

The concept is that finally, the person in charge has both the mandate AND the budget to execute.I'm not sure how putting a military person in charge of the CIA (which owns <20% of the assets, albeit the "remaining" 20%...) will change the situation much, especially since both elements (CIA and DOD) report now to the NDI for budget and mission.
