I know some people that have property free and clear don't care if they lose it and only carry liabliity insurance to protect against accidents on the property, medical or legal bills, etc.Do I have no other recourse but to carry full coverage?

We still have equity coverage on it but when we did the loan did not go above 60% ltvThis is an example of why people who do 90-100% financing to me is insane.

Under these circumstances, I would lean toward doing what you can before close of escrow especially if the current landlord - who has a relationship with these people - is willing to help you. 

This gave us a feel of foot traffic, if people hung around certain locations, and any other suspicious activity. 

I enjoyed that mine was a one man band, and it was smooth and efficient, handled by email and short hand dialogue and simple resolutions.My eviction filings, so far have been "light weight," mostly gets people motivated to pay and stay.I spoke to a couple of firms, but they make it sound much more complicated and ugly than it has been in my case, so they aren't resonating with me.

First, check the people.

You create tight rules not conditions, these guys lack experience or if they have the experience they are too micro-managing just by reading the OP.I don't work with people like this.
