I hadn't heard much about a HELOAN but it sounds like I could pull the money out, the combined interest rate between the two loans would be lower and it would still be fixed for 30 years. 

Architects are typically really good at understanding design, functionality, maximizing spaces (design), building codes, etc.

I used Figure Lending - it's a combination of an equity loan and a HELOC, fixed 30 year payments but I can re-draw more money in the future (at current higher interest rates) as I pay it down.

Goals for this deal:- secure precisely 3 units within 1 mile of Rillito Bike Path @ Dodge Blvd: easy to access all major Tucson road cycling routes- property layout functional for STR: adequate parking, separate backyard spaces, etc- walking distance to Brandi Fenton Dog Park & Tucson Hop Shop (best bar in Tucson)- pay house cleaner & landscaper to periodically clean primary residence out of AirBnB income (still working towards that!)

Because in order to fully underwrite, you need to know each piece of the stabilization journey.What may look like a single skillset to some in “underwriting” is actually various topics combined.

An ideal project might be 20 - 30 units, with a combination of healthy cash flow and appreciation opportunity.

Knowing how to combine the digital world with the physical world in real estate and any other industry is priceless.

They function just like conventional loans.If you are ever asked for an application fee, that is a major red flag too. 

But all of that data gets combined when coming up with your projection, even if a beach house isn't relevant to your house that's not on the beach.
