Being the creative thinker that I am, I simply buy a very cheap wallet and fill it up with greenish colored loose leaf paper.

Therefore, I would install the cheapest dark color commercial carpet you can find WITHOUT A PAD and simply replace it as necessary.

West side of town tends to be more blue color salt of the earth.

Signing bonus is the only thing I would do, and make sure to include something that there are no guarantees or warranties on the TV.If including them is the only option, make sure there's something signed where it's a convenience for them and if they break, the color messes up, etc., you're not responsible for replacing, fixing, or messing with it.

I have no idea how frequently zoning is enforced...I suspect there are many folks coloring outside the lines so to speak but that's up to you.  

This coincidentally is the first tenant turnover that we have so now I have some catching up to do like getting the whole our into our color scheme. 

The cabinets are hideous old walnut colored particle board and the corners are chipping.

I use the same tiles in our baths,  just not that dark color..  

Any thoughts on colors or how it may affect value.

I am in the top 10% of agents in Chicago but I don't see it becoming a top business, I only work with investors and to be a top agent/team I think you would have to take on retail clients, and I would probably end up jumping off one of the high rises if I have to talk to people about paint colors and it "feeling like home" @Lumi Ispas - I know I have asked you over the years about this.
