@jon @Jon K. you should consult with self directed IRA specialist instead of forums.I know for sure my client was investing his IRA in investment properties, your case would be like you're a HML, which is an investment of your money. 

The agency requirements for brokers are very strict and although this may not break any of them the broker would have to be very careful with disclosures to you since you are not their client.

I would reach out to him and see if he's currently accepting new clients.  

Hunt down clients.

The mortgage broker I use sees this as a way to fill his pipeline of future clients. 

I have had clients participate in these non-trustee/sheriff sale auctions (I didn't represent them) with bad experiences.

The challenge is that that. realtor only has so many clients needing houses with owner finance.
