If the client accepts a lowball offer, then they could still make money.

I've added stuff that has saved me a ton of headaches and my clients appreciate that I include provisions that protect them and give them service guarantees.

We advise our clients and do the same for ourselves to have a spare refrigerator, portable a/c units etc available once they are over 10 units.On larger apartments 100+ units we have multple appliances and parts available on site.

Most PMs are open to having a phone call and providing a potential client with advice.

@Tom Braddy always look at your contract to see if the PM has stipulated as the payment date for you as the client.

Some items to consider are accessible path of travel (gravel is not going to cut it), potential elevator, potential historical preservation involvement, and the biggest issue is if a business can garner enough clients to cover the cost and still make a living.
