cleanup, paint, carpet What was the outcome?

it took three nights to empty but finally we are down to the wall to wall garage carpet.  

We remodeled all the bathrooms, installed new carpet/flooring, replaced both furnaces and an AC unit, painted walls and trim, and updated landscaping.

I recently had one where it was carpet and paint.   

And my landlord is threatening me to pay for the repairs of the downstairs apartment.Story: Was running the portable dishwasher, kitchen faucet pipe had a leak, water leaked onto my kitchen floor and carpets.

that's owner occ rates today.and how are you going to get ARV to 170k by only doing paint and carpet ( 10k worth of work).and as stated above your on going expenses are way low.. you can micro analyst this on a calculator  but those numbers are NEVER correct long term. just us napkin math..  40 to 50% of your gross rents will go to running the railed.. over time.. can be 40 or a touch lower if you self manage. 

Yes, cable, internet, water, power, gas, hoa, quarterly carpet washing, powerwashing, pest control, grass cutting.  

Update: my friends just bombed the apartment, and discovered that it also has fleas, ants, and carpet beetles 

Stick with things you can manage like cosmetic renovations involving carpet, paint, etc.

It has new carpet.
