The story was great, Olympics, World Cup, economy was booming, then it tanked, currency dropped over 50% killing the value of the investment.

Here in Central Florida there is a building boom.

There are better parts (especially bordering White Oak), and a few pockets that are very well maintained, holdovers from McKeesport's heyday when the steel mills boomed, but the good areas are definitely the exception now.I have a close family friend with about 20 units in McKeesport who has done okay there, but definitely has to deal with the issues that come with lower-income renters.

Had we waited until we had cash saved to buy that property, we would have paid twice as much for it (tripled during the boom, still worth over double what we paid).

If the economy booms, real estate investor's existing pockets will become BiggerPockets.

I'll deal with non-qm from time to time, and I'll deal with shoppers from time to time, but not both at the same time, certainly not during the coronavirus refi boom.

If some numbers being shared by agents are to be trusted, some homes are doing very well The area is STR friendly mainly bc it has been used for vacationing, prior to the Airbnb boom.

The market is booming, just be prepared for those Texas summers.
