Obviously, you'd want to look at other data, such as home price/median income ratio, in evaluating whether housing is absolutely cheap, but home price/gold is an interesting data point.What I also find interesting is that home price/gold seems to suggest that interest rates do not have a substantial impact on the relative value of home prices, despite conventional wisdom.

i do a lot of driving around too. however, contacting your local municipality also works. go in to the office and ask if they keep a list of  any vacant houses or houses in physical distress in the area. you would be surprised what they know. finding the owners is easy too. just ask the same people at the municipality. another great way to find the owners of a vacant house is knock on doors and ask neighbors. every neighborhood has the neighborhood busy body that knows everything about everybody. find them

Achieving higher yield should have a pretty profound impact on this analysis though.  

@Jay HinrichsYou're right, there used to be a lot of confusion because so many buyers didn't know what a 1031 was that they were scared of a seller doing one- wondering how it would negatively impact them.  

Biggest Impact on cost for my buildings:•Size of units (3k sqft SFH vs 900 sqft house)•I found my largest long-term costs were driven by size: interior paint, flooring, water damage, roof.

It's economy is actually pretty steady, it is not as impacted as much by outside influences, low price point for homes, 60% rent market, local, population has increased steadily along with income (follows inflation).
