A charge off is tied to the account of last activity, regardless of whether it's been paid off or not.

Then look at other active advertised rentals and find comparables based on area, sq footage, bedrooms, and finishes and see what the going rate is for similar properties.

@Tasha Pams, You cannot charge a finder's fee for finding properties unless you have an active Alabama real estate license. 

I bet if you still tried and no matter how old you are or how settled you are, there’s always enough time and I believe you would and still could be amazing at something you should work hard to get.

Then a guy like me isn't your best bet.

I am certainly not an expert at Alabama law, but I'm guessing that if he is actively soliciting you (without him being your friend or cousin doing you a favor) then he's supposed to be licensed. 

I would bet 4plex 203k (refi later to get out of lifetime MI) would be better if you plan to stay in one location for at least a few years. technically, I think you have to live in it 12 months, look into current regs, you might be able to rinse and repeat annually.
